Our improvement of the "BUY-TO-LET" concept guarantees clients minimal care, a yield that is historically sustainable in the range of 3% to 4%, rental income is calculated at about 3.13% in the first year and 3.71% in the second year. The owner of the apartment signs a contract with the operator on the management and subsequent rental of apartments in the field of tourism, usually for a period of 15 years.

The contract is part of the acquisition of apartments and in case of sale is transferred to the new owner of the apartments. Under this contract, the operator is responsible for protecting and caring for the property of the apartment owners, common operating areas such as reception, restaurants, or wellness or other areas, as well as the overall condition of the building and ensuring repairs and replacements of damaged equipment.

At the same time, the operator provides advertising and other activities to maximize the occupancy of apartments with rent corresponding to the luxury standard of the hotel and region.

The operator then informs the apartment owners on a quarterly basis about the costs and turnovers of the complex and pays the net profit to the apartment owners without delay. (Based on many years of experience and activities, apartment owners can expect a return on investment in the range of 3-4% per year). The profit is distributed evenly among the apartment owners, while the percentage calculation is based on the ratio of the specific investment of the apartment owner to the total value of all apartments.

The owner of the apartments can use the apartment for his own purposes, and due to the nature of the rental in the form of a hotel complex, he must notify the operator in advance of this intention. For the given period, it also does not participate in the distribution of profit from the complex, but participates in the proportional payment of costs associated with the operation of the complex. In the case of a short-term reservation in advance, the reservation is accepted only in circumstances if the owner's apartment is not already booked by tourists for the period.

As a buyer of real estate in Austria, you are protected by the Building Contracts Act (BTVG).

The purchase price of the investment is assumed without VAT, because there is a long-term lease obligation, under which value added tax can be claimed for a refund in the form of excessive deduction.

For investors

Real estate (apartment, family house, boarding house, hotel) can be bought in most areas of Austria by a natural or legal person from the EU directly, without the need to establish a legal person in Austria.
Additional purchase costs represent approx. 9.04% of the net purchase price (including 1.54% compensation before tax). The purchase price does not include a total of 7.66% of additional costs calculated from the net purchase price (tax, real estate cadastre, contract costs and cash costs):

4.24% real estate transfer tax (3.5% gross purchase price + 50% contract costs),

1.32% fee for registration in the real estate cadastre (from the gross purchase price),

1.5% contract costs,

0.3% tax advice,

0.3% cash outlay.

The course of your purchase takes place through the Austrian administrator, who is responsible for the legal process.

The signed reservation will be sent to the agent for the preparation of the purchase contract.

He then sends a proposal to the transferee for reading and review. After signing the purchase contract and the start of construction, the settlement of financial obligations through the agent will begin.

The expert appointed by the court must always confirm the given fact in the protocol on the course of construction after the completion of the required stage of construction (see repayment plan A).

Based on the given fact, the agent will request the transfer of a specific share of the purchase amount to the developer's account.

Payments for the purchase of real estate will never be made directly to the developer's account. This is an additional security measure under the Construction Contracts Act.
