Each residence has two floors and its total area is approximately 170 m2. On the ground floor there is a garage, study and guest room. You can customize your future second home and its interior according to your personal preferences. You can choose from 3 already equipped houses ready for tourist rental. For these hitherto unfurnished residences, there is a choice of luxurious design, which you can see during a personal inspection at 2 already sold houses.

So you have a choice between usually mandatory tourist rental in Austria and exclusively your own use, which is definitely an unusual offer.  Tourist rental is provided by a well-known Austrian tour operator, a leading provider of tourist rentals. The estimated gross rental income is around 30,000 EUR incl. VAT, which for you represents a return on investment of about 3.5% per year in the first two years with the expected progress. The stated rate of appreciation is calculated when purchasing a fully equipped unit for EUR 414,000 excluding VAT. In this case, the owner has the property available for his own use 4 weeks a year and the possibility of deducting VAT. The resort is new, which is why the operator organizes many marketing activities to make the offer known to the general public.

The owner has an option to rent the property from a reputable company. If it is used, the owner can use the property 4 weeks a year and for the rest of the year it is rented by a professional administrator. However, he gets an attractive rental income. For property owners, a comprehensive service is provided with the management and further rental of real estate, without worries for property owners.

The variant of further leasing of the investor's real estate does not limit the further handling of personal property - ie. you can sell the property at any time during the term of the next commercial lease.

Real estate (apartment, family house, boarding house, hotel) can be bought in most areas of Austria by a natural or legal person from the EU directly, without the need to establish a legal person in Austria.
The purchase price does not include approximately 7% of the additional costs calculated from the net purchase price (tax, real estate cadastre, contract costs and cash costs):
