In the middle of the breathtaking mountain scenery of the Hohe Tauern National Park in Mallnitz, the construction of a cottage village right at the ski slope is finalizing. The first chalets were handed over to the owners in December 2019 and are already rented. The cottages have a characteristic rural architectural style, adapted to the environment in which they are located, but at the same time they are built in a very attractive, modern design.
The interest in the cottages is mainly due to the location, the resort Mallnitz is an exclusive refuge, located at the foot of Ankogel, showing the beauty of the natural landscape away from mass tourism. You will find renowned respiratory treatments here, and of course the local alpine air will have healing effects for you. Mallnitz offers a snow ski area at an altitude of about 1200 meters and a healthy climate in winter and summer.
Just below the cottage area is the Alpine camping area "HochOben", surrounded by the fascinating nature of the Hohe Tauern National Park, with a magnificent view of the surrounding mountains, in total this area offers about 100 places for camping tents, main building with reception, restaurant, shop, cafe and two sanitary houses. There will also be a children's playground, a sports field, a toboggan run and a magic carpet. Hiking trails as well as cross-country ski trails are in the immediate vicinity. There is a ski bus stop right in the parking lot. You can move around the complex with golf carts.
The cottages are intended for tourist rental. The owner's own use is possible in two variants, and only for a period of 3 weeks a year, in order to comply with the contract with a guaranteed yield. Thanks to a professional agency, a complete service will be provided to both tourists and owners. If the owner wanted to use the cottage more often, he would have to book it regularly as a guest in order to take full advantage of this rental concept.
With regard to long-term tourist rental, there is the possibility of deducting VAT.
